    What’s happening?

Somerset Council is undertaking an independent review to decide how its housing management service should be delivered in future and which model best works for tenants and leaseholders across the county.

Currently, housing management services are split, with around 6,000 homes managed directly through an in-house team of staff at Somerset Council and around 4,000 homes managed by Homes in Somerset. Homes in Somerset is an arms-length management organisation (ALMO) which is owned by Somerset Council and works on behalf of the council to provide housing management services to customers.

Savills is reviewing the current approach and identifying the most effective and resilient approach to delivering Somerset’s housing services. It is asking tenants, leaseholders, senior officers, staff, elected members, Homes in Somerset board members, community organisations and members of the public to share their views about housing services.

All options will lead to a single housing service being created. The housing stock will be retained by Somerset Council; the Council will remain the legal landlord and continue to be regulated by the Regulator of Social Housing. Tenants’ rights and responsibilities will remain unchanged.

Somerset Council is expected to make a final decision in early 2026 once Savills’ recommendations and stakeholder views have been considered.

    Your invitation

Savills wants to hear your views about:

    • How good the current arrangements are (especially quality of services and homes, resident influence)
    • Your priorities for the single housing service
    • Any questions or concerns you have about creating a single housing service.

    Any questions?

If you have any questions, please contact Homes in Somerset on 0800 585 360 or email customer.services@homesinsomerset.org. If you want to contact Savills, please contact Julian Paine at julian.paine@savills.com or 07929 103 143.
