Capital Investment Programme

The planned investment programme, which includes Decent Homes and Great Estates, has been put in place to help keep your homes up-to-date and energy efficient. We work closely with our contract partners to renew kitchens and bathrooms, replace roofs, windows and doors, upgrade heating systems, and rewire properties.

Our planned investment programmes replace parts of your home that have reached the end of their life or are in poor condition. The Decent Homes programme includes the renewal of kitchens, bathrooms, roofs, wiring, windows and doors. The Great Estates programme includes work to internal and external communal areas, as well as neighbourhood improvements.

Our aim is to provide you with a home that is safe, modern and looks good. The Property Investment team, which includes our contract partners, surveyors and Customer Liaison Officers, is always happy to discuss the process with you so that we can complete the work needed to achieve this.

We are also committed to upgrading properties with poorer energy performance through various schemes to ensure compliance with the latest government targets. This will include fitting solar panels, installing new low-carbon heating systems and upgrading insulation.

Decent Homes

We want your home to meet your needs now and in the future.

This programme is about keeping your property at, or above, the Decent Homes Standard, providing you with a warm and comfortable place to live.

We will continue to:

  • Survey every home every five years to ensure we target investment where it is most needed
  • Provide and maintain homes that you can afford and are proud to live in
  • Improve customer satisfaction with repairs, maintenance and the quality of your home

As we expand our services to include both existing customers and new customers from Somerset Council, we aim to maintain the quality and pace of our delivery.

Across our wider customer base, our combined programme for 2026/27 is planned to deliver:

  • 347 kitchens
  • 156 bathrooms (including wet rooms)
  • 131 roofs
  • 340 windows
  • 250 doors
  • Continuation of our Warm Homes: Social Housing Fund programme until 2029/30

Disruption to you and your home

Although the work can be disruptive, our contract partners will engage with you at every stage of the process to ensure you are kept fully informed and supported, helping to minimise disruption.

We understand that, while improvements are appreciated, the timing may not always be convenient. Not all work is essential, and you may be able to decline planned work. If you choose to do so, we will ask you to sign a form to confirm your decision. If you change your mind in the future, it may take some time to rearrange the work.

Essential jobs include: 
– Health and safety maintenance, such as rewiring your home or carrying out fire safety works 
– Work that’s needed to prevent further damage to your home, such as roof repairs 

Sometimes your gas, water or electricity may need to be turned off for an extended period. We will always restore the service at the end of the day or provide temporary services. If this is likely to cause any difficulties, for example because of a medical condition, please discuss this with us before the work starts.
