The Housing Health and Safety Rating System (HHSRS) is a tool used to identify potential risks within a property and assess how they could affect your health and wellbeing. It helps us to understand both the type of hazard and how serious it may be, so we can decide what action is needed to reduce or remove the risk. There are 21 different hazards covered under HHSRS.

Hazard in your home?
If you think there may be a hazard in your home, please let us know as soon as possible.
Electrical safety
We are obliged to check your electrical installations, including plug sockets and light switches. These must be tested by a registered electrician. We’ve shared some safety information, including a socket calculator to ensure you don’t overload sockets.
Gas safety
We are required by law to check your gas for free on an annual basis. It’s crucial that if you believe you have a gas leak, you get in touch immediately. The information page below runs through the key gas safety information.
Lift safety
We ensure that lifts are regularly inspected, kept safe for use and regularly serviced to minimise the risk of accidents and injuries. You can read our Lifts Safety Policy on our website.
Asbestos safety
Landlords have both a legal and moral duty to be aware of asbestos in their properties and have plans in place to manage it.

Fire safety
We will ensure that you have smoke and CO alarms installed, tested, and documented. Certified fire extinguishers and blankets provided. Common escape routes clearly signed and accessible.

We manage the communal water systems, but there are some simple steps you can take at home to reduce your risk of Legionella.
